The Inspection Process will Take approximately 2 1/5 to 3 hrs for the average home of 1500 to 2000 sq ft. So be prepared to have a thorough and informative day, your time will be well spent. We will begin outside from the roof condition and its flashings and ventilation which includes ridge vents, soffits, gable vents etc., and chimneys along with their flashings, spark arresters and caps; vent pipes and their flashings; gutters and downspouts. Then I check the Siding condition from top to bottom as well as the components. I check all protrusions for possible moisture or air intrusion. The condition of all windows and doors. I also inspect the electrical service Panel and hookups as well as electric conductor height and distance from windows, doors and other possibly safety concerns. I check the location and condition of other utilities such as Gas and Water entrance into the Home, which will be noted in the Inspection Report. The ground surrounding the home will be checked for proper sloping away from the structure, so water is drawn away. And the Foundation will be checked for cracks as well as moisture and pest intrusion.
There are too many items to mention here, but these are a few which begins the Home Inspection. These items include Porches, Patios, Sidewalks, Driveways, Steps, etc.
Inside the Home from the front door to the attic as well as the basement, you will get a thorough visual Inspection for moisture intrusion, safety issues, structural integrity, electrical and plumbing condition. Also the Built in Appliances as well as the bathroom fixtures.
I also use a Thermal Image Camera as part of the Inspection to detect air loss and moisture intrusion as well as water leaks inside the home.
